An Electrical Installation Condition Report is a detailed inspection and test of a property’s fixed wiring. It shows whether the installation is safe and in good condition, and identifies any defects or hazards that need attention.

Frequently asked questions
Is an EICR a legal requirement?
For privately rented homes in England, yes: landlords must have one carried out at least every five years and give a copy to their tenants. For homeowners it isn't a legal requirement, but it's strongly recommended.
Does a property pass or fail an EICR?
The overall result is satisfactory or unsatisfactory. Observations are coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation needed). Any C1, C2 or FI makes the report unsatisfactory.
What happens if remedial work is needed?
We explain what needs doing and why, which items are urgent, and give you a quote to put it right. Landlords must complete the work within 28 days, or sooner if the report says so.
Will the power be off during the inspection?
Yes, for short periods while circuits are tested. We explain this beforehand and keep disruption to a minimum.
